West-side foothills access, diverse housing stock from mid-century ranch to newer townhomes, and a direct line to Red Rocks.
Lakewood is the west side's most versatile suburb. It stretches from the edge of Denver near Sheridan Boulevard all the way to the foothills, which means the housing, the terrain, and the vibe change significantly depending on where you are. Eastern Lakewood feels urban-suburban with mid-century ranches and access to light rail. Western Lakewood is where the elevation starts climbing and you're minutes from Red Rocks, Matthews/Winters Park, and the mountain corridor.
The housing stock is genuinely diverse — 1950s-60s ranches, updated bi-levels, newer townhome developments near Belmar, and custom builds near Green Mountain. Median prices sit around $545K, but there's real spread. You can find condos in the low $300s and foothills properties north of $900K. That range attracts a broader buyer pool than most South Denver suburbs.
Belmar, the mixed-use development on the old Villa Italia mall site, has become Lakewood's de facto downtown — restaurants, shops, a movie theater, and seasonal events. The RTD W line runs through Lakewood from Union Station to Golden, which makes car-free commuting to downtown Denver a real option for the first time in this market.
